Why Plano Homeowners Choose Us

We know Plano TX , not from a map, but from real plumbing jobs.

Older homes off Parker with leaking shut-off valves. Houses near Legacy with frozen attic pipes after a cold snap. Properties around Independence dealing with slab leaks and low water pressure.

People call us because we don’t talk in windows and excuses. We don’t no-show. We tell you when, then we’re there. And most important – we fix the problem, not just patch it so it comes back next week.

Live in Plano? Don’t Wait on Plumbing

Noon on a Tuesday or nine on a Sunday night, the phone gets answered and somebody gets scheduled. Plumbing does not keep business hours, and neither does a line that has decided to back up into the tub.

A main drain line that stopped moving. A kitchen sink that fills up faster than it empties. A supply line that let go under a second floor bathroom and started finding its way through the ceiling below. Water heaters that quit overnight, slab leaks that announce themselves through a warm floor, shower valves that will not shut off no matter how hard the handle turns. These are not unusual jobs to us, they are the week.

What that experience actually buys you is speed at the front end. Describe the symptoms on the phone and we usually know what we are walking into before the truck leaves, which means the right parts come with us instead of turning your repair into a supply house run and a second appointment. Most of what we do in Plano opens and closes in one visit.

Looking for a plumber in Plano, TX? We are based right here on Tennyson Pkwy, not a franchise dispatching from another city, and our second office covers Frisco plumbing twenty minutes up the road. That matters more than it sounds: being close is the difference between a real arrival window and a four hour guess.

You get a plumber who tells you the price before touching anything, explains what failed and why, and cleans up before leaving. No call centers reading from a script. No waiting three days for a slot. No mystery line items on the invoice afterward.

If water is running right now and cannot wait until morning, close the main valve first. If nobody has ever shown you where yours sits, our shut-off guide walks through the setups used in Plano homes with photos, and ten quiet minutes with it tonight is worth more than any tool in your garage. Then call: our emergency plumbing line reaches a person at any hour, including weekends and holidays.

Common Plumbing Problems in Plano Homes

Plano is really two different cities when it comes to plumbing. East of Highway 75, most homes were built in the 60s-80s,  that means cast iron drain lines, original galvanized pipes in some houses, and shut-off valves that haven’t been touched in decades. The most common calls we get from east Plano: sewer line backups from root intrusion, slab leaks on aging copper lines, and gate valves that snap the first time someone tries to turn them.

West Plano and the Legacy area are newer, but “newer” doesn’t mean problem-free. Homes from the 90s and 2000s are hitting the age where the original water heater is on its second replacement and the PRV (pressure reducing valve) has quietly failed, if your pressure feels too strong or your relief valve keeps dripping, that’s usually the PRV.

We have worked on both sides of town for years, so when you describe the problem on the phone, I usually know what we’re walking into before we arrive – and the truck is stocked for it.

Slab Leaks, Main Lines and Buried Valves in Older Plano

East Plano gives us three problems that almost never show up in a newer city, and all three live outside the walls where nobody thinks to look.

Slab leaks. The copper running under a foundation laid in the seventies has spent fifty years in soil that swells every wet season and shrinks every dry one. Eventually a joint or a section gives. There is no puddle to point at: what you get is a patch of floor that stays warm, flooring that will not dry, water audible at night with every tap closed, or a bill that creeps up each month. We locate the leak before opening anything, then price every option, including tunneling under the foundation from outside so your flooring stays untouched. Details on our slab leak repair page.

Main drain lines and roots. Big trees and old sewer lines are a bad combination. Roots do not attack a pipe, they follow moisture, and a joint in an aging line is the most reliable water in a dry yard. Once a root gets through the seam it thickens inside the pipe and catches everything that passes, which is why these lines back up on a schedule instead of all at once. We clear it first so you have your house back, then camera it, and you see on screen whether it is roots, buildup, or a section that has lost its shape before anyone quotes bigger work. That is our main line service.

The main water line. Same trees, different pipe. The service line running from the meter to the house is often original copper out here, and a root that has been growing against it for fifteen years wins that argument eventually. The signs are quiet: a soft spot in the yard that never dries, one strip of grass greener than the rest, pressure dropping across the whole house, or a bill that climbed with nobody changing habits. Our main water line repair page covers how we locate it and what each option costs.

PRVs that end up buried. In a lot of these homes the pressure reducing valve sits down in a box in the ground by the house, next to the secondary shut-off, and over the years that box fills in until the valve is genuinely buried. It should not be. A PRV needs to sit accessible and dry, in a clean box you can open and reach into, because it is a serviceable part that gets tested, adjusted, and eventually replaced. Packed in dirt and standing water it corrodes from the outside in, and somewhere past the ten year mark it starts weeping at the body. Owners see a damp patch and blame the sprinklers. Meanwhile pressure inside the house drifts and cartridges and fill valves fail early for no obvious reason. A gauge reading takes minutes and settles it, and when we replace one we leave the box clean and the valve reachable. More on our PRV replacement page.

Plano Plumbing FAQ

Our weekday service call is $49, that covers the trip and diagnosis, and if you approve the repair, the $49 rolls into the job. We don’t do free estimates over the phone or drive out for free: a real quote requires seeing the problem. Most repairs are flat-rate, so you’ll know the exact number before any work starts. After-hours and weekend emergency calls carry an additional fee.

All of Plano, Legacy West, Willow Bend, east and west Plano, and everything in between. We also cover Richardson, Murphy, and Parker next door.

Yes. If it’s urgent, we usually arrive within a few hours , faster if we’re nearby.

Absolutely. Whether it’s no hot water or a flooded attic, we fix tank and tankless systems fast and clean.

We do nights and weekends. Just note there’s an extra fee outside standard hours it keeps us ready when others are closed.

A slab leak sits under the foundation, so it shows itself indirectly: a warm patch on the floor, flooring that stays damp with nothing above it, or water you can hear running with every tap closed. A regular leak usually announces itself somewhere you can point at. We locate it properly before anyone opens a floor.

Yes. A pressure reducing valve is a serviceable part, so it should sit accessible and dry in a clean box you can open, not packed in dirt. Buried and sitting in water it corrodes from the outside and starts weeping past the ten year mark, and the damp patch usually gets blamed on the sprinklers while pressure in the house quietly drifts.

What Plano homeowners say about FPP Plumbing

FFP saved me Friday night after hours when a stopped drain lead to water damage. Quick response minimized damage. Also did an excellent job rebuilding a toilet for me.
Main line backup in Plano. Nick and Denys showed up fast cleared the line and got it working again. Cool!!!
Water heater replacement in Plano was not something I wanted to deal with that week, but our old one started leaking and had to go. FPP Plumbing made it pretty painless. Denys and Nick explained what was going on, replaced the water heater, handled the permit, and the city inspection passed without any issues. Honestly, way smoother than I expected.
A++++ recommendation!!! FPP Plumbing (Fixing Plumbing Problems), promptly responded to my plumbing emergency. On a Sunday evening, my home outside faucet busted and began gushing water into my yard. I called a number of emergency rated plumbers I found online, but Denys from FFP Plumbing, was the ONLY PLUMBER AVAILABLE TO RESPOND. He was upfront about the emergency hours charge, and showed up in a manner of minutes. He was able to quickly resolve the issue and replace the older faucet with a quality new one. He was very polite and professional with great communication, plus provided advice and safeguards on preventing this from happening again in the future. I’m saving his number in my phone should I ever have another plumbing issue.
Had a broken faucet in upstairs bedroom that caused water to leak below into kitchen when the shower was being used. Contacted FPP and they had one of their guys over within an hour. Denys evaluated the situation and proposed a reasonable price to do the repairs. He was careful to avoid damaging the tile work, coming in through the side. I decided to have him also repair another upstairs shower that constantly clogged up, reducing water flow. We decided to go ahead and change out all of the faucets at the same time, and Denys went and made all of the purchases, including obtaining a fan to dry out the cavity where the water leaked. Denys did a great job, and stayed until pretty late in the afternoon to finish it and do it right. He provided me the receipt for the purchases, so that I would have it for any warranty claim, if necessary, as he recommended Moen faucets because they have lifetime warranties. Very happy with the work and price, and I’d recommend FPP, which stands for “Fix Plumbing Problems,” I learned.
